Inventory dropped to 4.08 months of supply, down more than half from a year ago, and homes that sold in August had a median of just 28 days on market. The median sold price held nearly steady at $382,978, essentially flat from July. New listings are coming in at a median of $346,450, so there's still a meaningful gap between what's listing and what's actually closing. That gap, combined with a tightening market, tells me sellers are holding firm on price.

Homes sold in August had a median of 28 days on market, down 15% from July. That's a fast pace by any measure, and it lines up with the sharp drop in available inventory. Well-priced homes are not sitting long in this market right now.
