Here's what I'm seeing in the Alachua County market this month. Home prices climbed to a median of $362,500, up 4% from June, and sellers are still getting 97.33% of asking price on average. But inventory has grown 16.5% over the past year, which means the balance of power is shifting a little more toward buyers than it has in a while.

What Are Home Prices Doing in Alachua County Right Now?

The median sold price in Alachua County hit $362,500 in July, a 4% increase over June. That's a solid number, and it tells me demand hasn't backed off. New listings are coming onto the market at a median list price of $350,000, so sellers are still pricing with confidence.

How Long Is It Taking to Sell a Home in Alachua County?

Homes that sold in July had a median of 77 days on market, a noticeable jump from prior months. Part of that reflects which homes happened to close this particular month rather than a sudden change in buyer demand, but it's worth watching. If your home has been sitting closer to 90 days, that's a signal worth a real conversation about pricing.

Months of inventory now sits at 5.36, up 16.5% over the last 12 months.
