Is Ocala, Florida Still a Seller's Market in July 2026?

Ocala is holding onto seller's market territory this June, though it's a much closer call than Gainesville or Alachua County. The median sold price came in at $285,000, flat from last month, while homes are taking longer to sell than they did a year ago. Here's what I'm seeing in the Ocala market this month, whether you're buying, selling, or watching from the sidelines.

What Are Home Prices Doing in Ocala Right Now?

The median sold price for single family homes in Ocala is $285,000, unchanged month over month. Active listings carry a median list price of $299,900, up just 0.3% from last month. Zoom out and prices are down 1.08% over the past year, so this is a market that's held steady rather than swung sharply in either direction.

How Long Is It Taking to Sell a Home in Ocala?

Homes in Ocala are taking longer to sell than they were. Median days on market for sold listings climbed to 58 days, up 11.5% from last month. Sellers are still getting close to full asking price, with an average list-to-sale ratio of 97.36%, but that stretch in days on market tells me buyers have a bit more room to take their time.

Is There Enough Inventory for Buyers in Ocala?

Months of inventory sits at 4.75, down 5.9% from last month and down 24.5% over the past year. That's a meaningful shift — inventory has tightened considerably compared to a year ago, even with active listings at 2,735. Ocala is still technically a seller's market, but it's sitting right at the edge of balanced territory.

What Does This Mean if You're Thinking About Selling in Ocala?

If you're considering listing in Ocala, pricing accuracy matters more now than it did a few months ago. With days on market up sharply and inventory tightening year over year, well-priced homes are still finding buyers, but the days of quick, no-question offers are giving way to a more measured pace.

What Should Buyers Know About the Ocala Market?

Buyers, you have a bit more breathing room in Ocala than in Gainesville or Alachua County right now. With homes taking longer to sell and 636 properties closing in June, there's more room to do your homework, get pre-approved, and negotiate without feeling rushed into a decision.

My Take After 22+ Years in North Central Florida Real Estate

Ocala has always moved a little differently than Gainesville and Alachua County, and this month shows why. What I'm seeing on the ground matches the data — this market is settling into a steadier rhythm, and that's good news for buyers who've felt priced out or rushed over the past year. Sellers who price realistically are still finding success, they just need to be patient.
