Did Gainesville Home Prices Really Drop in September 2026? Here’s the Full Picture
The short answer is no, not in the way the headline number suggests. The median sold price for single-family homes in Gainesville fell to $340,000 in September 2026, down 11.2% from August. But the median price per square foot barely moved, holding at $208. What changed was the mix of homes that closed, not what buyers are willing to pay for them.
Here’s what I’m seeing in the Gainesville market this month and what it means for you.
What Are Home Prices Doing in Gainesville Right Now?
When the median sold price drops by more than $40,000 in one month, people notice. In this case, it doesn’t mean Gainesville homes lost value. September’s closings included more modestly sized and modestly priced homes, which pulls the median down. Price per square foot, which compares homes more evenly, slipped just 0.5%.
The broader view backs that up. RPR’s median estimated value for Gainesville is $343,220, up 0.2% over the past 12 months. Gainesville home prices are flat and steady, not falling.
How Long Is It Taking to Sell a Home in Gainesville?
Homes that sold in September took a median of 53 days, up from about 28 days in August. That’s a big jump, but August was unusually fast. Much of the summer buying in Gainesville is tied to the University of Florida calendar, as faculty, medical professionals, and families try to close before the fall semester. Once that rush passes, the pace naturally eases.
Sellers received 96.1% of their list price on average. On a $340,000 home, that’s roughly $13,000 of negotiation. Buyers have a little more room at the table than they did over the summer.
Is There Enough Inventory for Buyers in Gainesville?
Gainesville is still a seller’s market at 3.93 months of inventory, and supply is tighter here than in most of the region. There were 570 single-family homes for sale at the end of September, about the same as a year ago, and only 174 new listings came on the market during the month.
The number I’m watching most closely is new contracts. Just 106 homes went under contract in September, down about 31% from August. Some of that is the seasonal shift after the UF move-in rush, but it’s the clearest sign that buyers have become more selective this fall.
What Does This Mean if You’re Thinking About Selling in Gainesville?
Inventory is still on your side, but pricing is everything. New listings came on at a median of $215 per square foot, while homes that went under contract were listed at $205 per square foot. That’s about a 5% gap between where many sellers are starting and where buyers are actually committing.
The median list price on active homes is $373,700, while homes going under contract had a median list price of $339,900. Buyers are moving on homes that are priced right, and the rest are sitting. Homes still on the market at the end of September had been listed for a median of 78 days. If you want an honest look at where your home fits, I’ll run the numbers with you. What Should Buyers Know About the Gainesville Housing Market Right Now?
Fall is a good window for buyers in Gainesville. With fewer competing buyers and homes taking longer to sell, you’re more likely to get inspection repairs, closing cost help, or a price that reflects the home’s condition. That’s harder to come by in the spring and summer.
Keep in mind that supply is still limited. With under four months of inventory, the well-priced homes near UF, the medical district, and the popular west-side neighborhoods still move. Getting pre-approved and knowing your must-haves before you tour puts you in a strong position.
My Take After 22+ Years in North Central Florida Real Estate
September in Gainesville looks like a normal seasonal cooldown, not a market turning. Prices per square foot are steady, inventory is still lean, and buyers are simply taking more time after a busy summer.
For sellers, accurate pricing matters more right now than it did in the spring. For buyers, fall gives you a little more room to negotiate than you’ll likely have once the spring market picks up.
