The median sold price rose to $349,945 in August, a solid 4.3% increase from July. New listings are coming in flat at a median of $349,900, essentially matching what's actually closing. That alignment between list and sold prices tells me sellers are pricing accurately and buyers are paying close to full value.

How Long Is It Taking to Sell a Home in Alachua County?

Homes that sold in August had a median of 34 days on market, down 10.5% from July. That's a meaningfully faster pace than the 77 days we were seeing earlier this summer, and it's a direct result of the tightening inventory.

Is There Enough Inventory for Buyers in Alachua County?

Months of inventory fell to 4.45, down 14.4% from July and down 58.1% over the past 12 months. A year ago, buyers in Alachua County had roughly double the selection they have today.
