Here's what I'm seeing in the Ocala market this month. The median sold price rose to $280,000, up 1.75% from July, while months of inventory dropped to 5.07, down nearly 13% from last month and 65.7% from a year ago. If you've been counting on Ocala staying the most buyer-friendly of the three markets, that edge is narrowing fast.

What Are Home Prices Doing in Ocala Right Now?

Ocala's median sold price climbed to $280,000 in August, up 1.75% from July after holding flat the month before. New listings are entering at a median of $290,000, so pricing on the front end still sits a bit above what's actually closing, but that gap is closing too.

How Long Is It Taking to Sell a Home in Ocala?

Homes that sold in August had a median of 58 days on market, up 18.4% from July. That's still slower than what we're seeing in Gainesville or Alachua County, but the direction matters here — days on market falling in the other two counties while Ocala's ticks up tells me this market is still working through more supply than its neighbors.

Is There Enough Inventory for Buyers in Ocala?

Months of inventory fell to 5.07, down 12.6% from July and down 65.7% over the past year. That's a dramatic pullback from where Ocala stood a year ago, and it's the same story I'm seeing across all three markets this month. Buyers here still have more room than in Gainesville or Alachua County, but it's shrinking quickly.

With a 97.8% list-to-sale ratio, sellers are getting close to full asking price, and a 65.7% year-over-year drop in inventory puts real wind at your back if you've been on the fence about listing. This is a noticeably better environment to sell in than it was a few months ago.

Ocala is still the most buyer-friendly of the three markets, but that position is weakening. With inventory down by nearly two-thirds year over year, the negotiating room you had earlier this year on acreage, horse farms, and 55+ communities is starting to close. All three of my markets tightened significantly this month, and Ocala is no exception. Marion County has always given buyers a bit more breathing room than Gainesville, but that gap is closing, and I'd treat this as a signal rather than a blip.
